Preserving History with Modern Holiday Lets
Morgan & Smith were thrilled to take on the restoration of the historic hop picker huts at Mr. and Mrs. Berry’s farm in Faversham. These iconic huts hark back to a time when families traveled to Kent in the late 1800s and early 1900s for seasonal hop-picking work. Once essential accommodation, the huts fell out of use in the 1950s due to the modernization of hop-picking processes. Committed to honoring this unique heritage, our clients commissioned a remarkable transformation project to rebuild and breathe new life into these structures.
The result? Four stunning, modern holiday lets that preserve the story and spirit of the hop picker huts while meeting today’s standards for comfort and functionality.
A Tribute to Kent’s Heritage
The goal of this project was clear — honour the history of these huts while adapting them for modern-day use. By transforming them into high-spec holiday rentals, the Hopper Huts now provide an authentic yet luxurious countryside getaway, offering visitors a glimpse into Kent’s past with all the comforts of the present.

Exterior Design and Sustainable Features
The external work showcases both innovation and craftsmanship.
60m Oak Retaining Wall: A striking feature that stabilizes the site, this 1.5m-deep wall not only ensures structural integrity but also adds natural beauty and harmony to the surrounding landscape.
Black Corrugated Metal Cladding: This distinctive cladding was chosen for its durability and modern aesthetics. Resilient against the elements, it ensures that the huts retain their sleek, contemporary character for years to come.
Custom Guttering: The custom-designed guttering seamlessly integrates into the façade while managing rainwater effectively, enhancing both functionality and style.
Bespoke Façade Solution: The huts appear to cascade uphill, a design approach technically challenging yet visually captivating. This bespoke solution required innovative thinking and precise execution, ensuring the huts blended with the natural incline of the land without compromising their historic essence.
A Modern Interior with Timeless Appeal
Stepping inside the restored huts reveals a perfect blend of rustic heritage and contemporary elegance.
Air Conditioning: Each unit is outfitted with an advanced air conditioning system, ensuring guests enjoy year-round comfort, whether seeking a cool retreat in the summer or warmth during a winter stay.
Resin Flooring: Carefully chosen for its smooth and durable finish, resin flooring provides a modern aesthetic while being easy to maintain, ideal for both holiday guests and upkeep.
Micro Concrete Bathrooms: Designed for minimal maintenance and maximum visual appeal, micro concrete bathrooms offer a sleek, seamless look that complements the contemporary interiors. This finish is not only stylish but also practical for frequent use in rental properties.
By fusing thoughtful design with durable materials, the interiors of the Hopper Huts are both functional and luxurious, providing a low-maintenance solution while offering guests a memorable stay.
